Details as listed by the owner
The village belongs to the municipality of Wald im Pinzgau in the state of Salzburg and lies inside the Hohe Tauern National Park. Its lifts are part of the Zillertal Arena, a linked area of 150 km of pistes and 52 lifts shared with Gerlos, Zell am Ziller and Hochkrimml, and the whole lot is covered by one Zillertal Superskipass. A chalet here gives you that full area with the first lift at the edge of the village rather than a bus ride away.
This page stays close to Königsleiten itself: where each chalet sits relative to the lifts, what the terrain above the village is like, how the journey works and how to match a chalet to your group. If you are still weighing up villages, our overview of the Zillertal Arena sets Königsleiten against Gerlos and the Tyrolean side, and the Austrian ski chalets page puts it next to other big resorts.
With this many stays in one village, the useful comparison is bedrooms against guests. Count the beds, not just the headline capacity.

ExploreThe village
Start with the altitude, because it shapes the whole week. Königsleiten sits at about 1,600 m, so the village itself is well up the mountain rather than down on a valley floor. Administratively it belongs to Wald im Pinzgau, a municipality in the state of Salzburg, which is why many listings say Wald-Königsleiten. They mean the same village, and the same lifts.
The village lies inside the Hohe Tauern National Park, close to the border with Tyrol, and its slopes link straight into the Zillertal Arena. The Arena's 52 lifts straddle the border between Tyrol and Salzburg, which explains how a Salzburg address ends up on a Zillertal ski holiday. For the rest of the state, our page on chalets in Salzburgerland sets Königsleiten beside the resorts further east.
Independent guides describe lifts and slopes running right into the village, and the stays on this page follow that pattern: five of the eight list a piste or lift within about 400 metres. Evenings are quieter than in Gerlos or Zell am Ziller, according to the same guides and to visitor reviews.

On the slopes
The skiing here is mostly intermediate, and so is the Arena as a whole. Two independent ski databases both put the bulk of the area on red runs, with blue runs next and only a small share of black. Confident intermediates get the most from a week in Königsleiten, because the slopes above the village connect into the long chain of sectors that runs on towards Gerlos and Zell am Ziller.
From the village, the Dorfbahn Königsleiten gondola takes you up the mountain, and the Larmach chairlift reaches 2,302 m above the village. The highest point of the whole area is the Übergangsjoch at 2,500 m, between the Gerlos and Zell am Ziller sectors, so a day across to the Gerlos side takes you higher still.
Beginners are well looked after. Both independent databases score the Arena highly for first-timers and families, and the area runs ski schools, children's ski schools and a visitor nursery in winter. Book lessons before you travel in the school holidays, and ask the ski school where your group meets, since that decides how far little ones walk each morning.
Stronger skiers should know the limits. Black runs are few, so experts tend to treat the area as big cruising terrain and add off-piste with a guide, a ski tour, or a day elsewhere on the Superskipass, which also covers the other large ski areas of the Zillertal. Our guide to the best ski resorts in Austria shows where the steeper terrain is.

Lift distances
Distance to the snow is the clearest difference between the chalets here, so read it before you read bedrooms. Chalet H Königsleiten lists the piste only 25 metres away, although its lift is listed at 400 metres. Chalet Pinzgauer Almhütte and Chalet Dorferhaus both list the piste and the lift at about 50 metres, which is about as close as a listing gets without saying ski-in.
Chalet Edelweissalm lists both at 300 metres: short on a map, but a real walk in ski boots each morning, and longer with small children carrying their own skis. Chalet Apartment Bärlerhof is on the piste, with the lift listed 50 to 100 metres away, which makes it the easiest start to the day of any stay on this page for a family of four.
One chalet sits outside the village. Chalet Schöneben Bauernhaus is in Wald im Pinzgau, down below, with the piste and lift listed 5 kilometres away, so you drive or take the bus each day; buses run between Wald and Königsleiten. If walking to the lift matters most, the ski-in, ski-out chalets page lists every stay in Austria where that access is confirmed.
Two stays have looser details. The owner of Weinzeit Chalet describes ski-in, ski-out access at certain times only, and the lift distance for Edelweisshaus Top 10 is not confirmed yet. Ask both owners for a walking time to the nearest lift in boots and with skis, since that tells you far more than a straight-line figure in a listing does.

Ten to twelve
Königsleiten is where the larger chalets on this site cluster, and the usual search is for a chalet that sleeps ten or twelve. Four stays fit that size, and they differ more in layout than in headline capacity. Compare bedrooms and bathrooms against the number of adults first, because two families with children and six couples need very different splits.
Chalet Pinzgauer Almhütte has the most even layout: twelve guests across six bedrooms and six bathrooms, confirmed by two sources, so each pair can have its own bathroom. No amenities are confirmed yet, so ask about wifi, a sauna and laundry before you assume them. Shops and restaurants are listed 700 metres away, a walk to plan for on dark, cold evenings.
Chalet Edelweissalm is the one for a group that wants its own wellness. It sleeps ten to twelve across five bedrooms and four bathrooms in 191 m², and a private sauna, a hot tub, a fireplace, wifi and a washing machine are all confirmed. With twelve guests some bedrooms will hold more than two people, so check how the beds are split if you are a mix of couples and children.
Chalet Dorferhaus is a chalet apartment for ten with five bedrooms and three bathrooms, close to piste and lift, though none of its amenities are confirmed. Chalet Schöneben Bauernhaus sleeps ten to twelve with five bedrooms and four bathrooms, and its sauna and pool are shared rather than private. If none of these fits your dates, the shortlist of large chalets for groups covers all of Austria.

Four to eight
Chalet H Königsleiten is the strongest option for eight: a 157 m² chalet over three floors with four bedrooms and three bathrooms, both counts confirmed. That works for two families or four couples, with one pair of couples sharing a bathroom. No amenities are confirmed yet, so check for a sauna, wifi and laundry if your group cares about them.
Weinzeit Chalet is a 150 m² chalet apartment for six to eight guests in three bedrooms. The owner lists a private sauna on its own terrace, a fireplace and ski storage, and also runs a restaurant and wine shop. Ask how the beds are laid out before you book, because eight people in three bedrooms means at least one room sleeps more than two.
Edelweisshaus Top 10 sleeps six in two bedrooms, which fits a family of five or six or two couples with a child. Bathrooms, kitchen and lift distance are still unconfirmed, so treat it as a stay to question rather than a finished comparison. Chalet Apartment Bärlerhof is the compact choice: four guests, two bedrooms and one bathroom, with wifi, a washing machine and a shared sauna confirmed.

Getting there
Innsbruck is the closest airport, with Salzburg and Munich further away, and the drive to Königsleiten from any of the three takes roughly one and a half to two and a half hours. Kilometre figures for the transfer vary widely between sources, so go by journey time, and add a margin for snow on the last stretch.
By car from Germany or from Innsbruck, take the Inntal motorway A12 to the Zillertal exit, which needs a motorway vignette, then follow the valley road to Zell am Ziller. From there the B165 climbs through Gerlos and over the Gerlos Pass to Königsleiten. Coming from Salzburg and Zell am See, you approach up the Pinzgau through Mittersill instead.
The Gerlos road has a toll section. During ski operation, Zillertal Arena pass holders can use the toll lane without charge, according to both the Arena's travel page and the road operator, and the toll applies again once the ski season ends. If you drive in before your passes start, ask your host or the tourist office how the lane works on arrival day.
There is no train to the village. From Jenbach, on the main line between Innsbruck and Salzburg, the narrow-gauge Zillertalbahn runs to Zell am Ziller, and bus 4094 continues via Gerlos to Königsleiten. On the Salzburg side, the Pinzgau Local Railway runs from Zell am See to Mittersill, with replacement buses towards Krimml while the upper line is rebuilt. Our guide to getting to your chalet in Austria compares transfers for groups.

Snow and evenings
The lifts run from early December to mid April in winter 2026/27. Altitude is the case for Königsleiten in the early and late weeks: you sleep at about 1,600 m and ski higher, so the village has a better chance of snow at the door than a valley base such as Zell am Ziller. Snow still varies from year to year, so book with flexible plans if you travel at either end of the season.
Après in Königsleiten is low-key. Independent guides and visitor reviews describe a quiet, family-minded village, with livelier bars down the road in Gerlos and at Zell am Ziller, which you reach by ski bus or car. If your group is celebrating, plan a night out in Gerlos and keep the other evenings for the chalet.
The Arena has plenty of mountain huts and restaurants for lunch, but evening distances matter here. One of the larger chalets lists shops and restaurants 700 metres away, so a meal out can mean a cold walk or a taxi. If you plan to cook most nights, check the kitchen and the size of the dining table as carefully as the bedrooms.
For something different, the Arena runs moonlight skiing evenings during the season, and there is a long floodlit toboggan run at Gerlosstein. If half your group would rather have dinner served than cook it, hotels and apartment hotels in the Alps give you that option, and the Wildkogel villages of Neukirchen and Bramberg are another Pinzgau base to compare.

With children
The main family advantage in Königsleiten is short distances. With lifts and pistes running into the village, a child can be on snow soon after breakfast, and several stays on this page list the piste within 100 metres. Independent guides score the Arena highly for families, and the area runs children's ski schools, family ski areas and a winter nursery.
For small children, the walk is the detail that matters most. A listed 300 metres looks short on paper and feels long with a four-year-old and two pairs of skis, so ask owners for the route rather than the figure. A ski room or boot room near the door makes the same difference, and only one listing here mentions ski storage at all.
Layout comes next. A chalet with as many bathrooms as bedrooms makes bath time and bedtime far easier, and a separate living space for the adults once the children are asleep is worth asking about. If there is a sauna or hot tub, check whether it can be locked or covered, and what the owner's rules are for children using it.

Summer stays
In summer Königsleiten becomes a hiking base inside the Hohe Tauern National Park, with hundreds of kilometres of marked trails across the area, mountain huts to aim for and marked bike routes. The cable car takes you up to the Gipfelwelt Königsleiten at the Kröndlwurmsee lake by the top station, where a themed trail and the GipfelLiner zipline over the reservoir at about 2,300 m make an easy family day.
The Krimml Waterfalls, at 380 m the highest in Austria, lie near the village of Krimml within the national park and make a natural half-day outing. Down in Wald, the Kristallbad is a swimming pool for a warm afternoon, and the tourist office runs guided walks, including yodelling hikes that start from the Königsleiten mountain station.
A chalet with a fireplace and a sauna earns its keep in summer too, since evenings at 1,600 m can be cool. For other summer bases, see summer chalet holidays in Austria, and our guide to hiking holidays in Austria explains how to choose a base by the kind of walking your group wants.

How to choose
Count beds per bedroom before you look at headline capacity. A chalet that sleeps twelve in six bedrooms is a different week from one that sleeps twelve in five, and the difference lands on whoever gets the sofa bed. Then count bathrooms against adults: one per couple is comfortable, one per three adults is workable, and anything less means a queue every morning.
Next, decide which matters more to your group, a short walk to the lift or a private sauna. One chalet here has both, but where you cannot, families with small children usually gain more from the walk and groups of adults from the sauna. We mark a feature as confirmed only when two sources agree, and phrase anything else as listed by the owner; how we compare explains the method.
Finally, ask the questions listings skip: parking or garage space, ski storage, a boot dryer, how the kitchen is equipped and whether towels and bed linen are included. Then put your shortlist side by side on all stays, or go back to the chalets in Austria by destination if Königsleiten turns out not to fit your group.

Practical answers
Yes, especially for intermediates and families. Königsleiten sits at about 1,600 m with lifts and slopes leading into the village, and it is part of the Zillertal Arena, which has 150 km of pistes and 52 lifts. Most of the area's runs are graded red and black runs are a small share, so experts often add days elsewhere on the Zillertal Superskipass.
Königsleiten works well for beginners who want to learn close to their bed. Independent ski databases score the Zillertal Arena highly for first-timers, the area runs ski schools and children's ski schools, and roughly a third of its pistes are graded easy. Choose a chalet near the village lifts so that each lesson starts with a short walk rather than a bus.
Königsleiten suits families who value short distances. Several chalets in the village list the piste within 100 metres, the Zillertal Arena has children's ski schools, family ski areas and a winter nursery, and the evenings are quiet. Before booking, ask how far the walk to the lift really is with small children, and whether any sauna or hot tub can be locked.
Altitude is the main reason. The village sits at about 1,600 m and the Larmach chairlift above it reaches 2,302 m, so a week in Königsleiten starts and ends on high ground compared with a valley base such as Zell am Ziller. The Zillertal Arena season runs from early December to mid April, and conditions still vary from one winter to the next.
Königsleiten is the high, quiet choice, with lifts at the edge of the village and most of our large chalets. Gerlos, at about 1,250 m, has livelier evenings and the area's snowpark. Zell am Ziller is the valley base on the Zillertalbahn railway, with gondolas up to the slopes. All three share the Zillertal Arena lifts and the Superskipass.
No. Many stays in Königsleiten are close to the lifts, but distances vary. On this page the listed figures run from 25 metres to the piste for one chalet to 300 metres for another, and one chalet down in Wald im Pinzgau lists the slopes 5 kilometres away. Ask each owner for the walking route in ski boots before you book.
Yes. Four stays on this page take ten guests or more, with five or six bedrooms and three to six bathrooms, and one of them has a private sauna and hot tub confirmed. Compare bathrooms as well as beds: in the tightest layout for ten in Königsleiten, three bathrooms are shared between five bedrooms.
Yes, three chalets on this page list twelve guests. One in Königsleiten has six bedrooms and six bathrooms, one has five bedrooms, four bathrooms and its own sauna and hot tub, and a farmhouse chalet in Wald im Pinzgau has a shared sauna and pool but sits 5 kilometres from the slopes. Check how the beds are split before you book.
Fly to Innsbruck, Salzburg or Munich and continue by road; the drive takes roughly one and a half to two and a half hours. By car, the usual route leaves the A12 at the Zillertal exit and climbs the Gerlos road through Gerlos to Königsleiten. By rail, take the Zillertalbahn from Jenbach to Zell am Ziller and the bus on from there.
The Krimml Waterfalls are near the village of Krimml, within driving distance of Königsleiten, but published distances disagree, so we do not quote one. At 380 m they are the highest waterfalls in Austria, inside the Hohe Tauern National Park, and they make an easy half-day outing from a summer chalet in Königsleiten.
Every figure on this page comes from an official source and at least one independent source. Where they disagreed, we left the number out.
Getting to the lifts
The distances are copied from the listing sources and use their wording. A figure of a few hundred metres is a short walk; several kilometres usually means a shuttle or a car. Where a source gives nothing, we say it is not confirmed.
| Stay | Type | Guests | Distance to piste and lift, as the source states it |
