Every stay here has a stated capacity of at least ten guests, and the selection covers the Arlberg, Sölden, Saalbach-Hinterglemm, the Zillertal, the SkiWelt and several valleys in Salzburgerland. Some are single houses with a bathroom for each bedroom. Others share bathrooms, and a few are estates of several units that only become one group chalet if you book all of them.
Use the list as a shortlist, then put the same questions to every owner: the room plan, the bathroom count, the parking and what is included. The sections below explain what each number tells you, where the large houses are and how to get twenty people to the door.
A chalet for twelve with five bedrooms is not the same as one with six. Count the beds you actually need, not the headline capacity.
Choose your route
Groups that would rather not shop and cook for twenty can start with the chalets where meals are confirmed by two sources.
ExploreKönigsleiten in the Zillertal Arena has group chalets with the piste and lift listed at 50 metres.
ExploreIf your group does not need one shared table, two or three apartments side by side can work just as well.
ExploreBrowse all chalets, apartments and hotels in the selection, whatever their size.
ExploreRead the numbers
Start with the bedroom count, not the headline capacity. A chalet listed for twelve can mean six double rooms, or three large rooms with bunks and sofa beds, and those are very different weeks for a group of couples. On every stay in this selection we show guests, bedrooms and bathrooms together, and where a source gives no bedroom figure we leave it empty rather than estimate it.
Two chalets for twelve show the spread. Almchalet Dorfblick in Mühlbach am Hochkönig fits its twelve guests into three bedrooms with two bathrooms, which works for two families used to sharing. Chalet Pinzgauer Almhütte in Königsleiten spreads the same number over six bedrooms and six bathrooms, so each pair gets a door and a basin of its own.
Capacity is sometimes a range. Chalet Alber in St Anton is given as 32 to 39 guests and Chalet Kelle in Serfaus-Fiss-Ladis as 26 to 35. A spread like that suggests some places are extra beds rather than full rooms, so ask which rooms take them before you promise anyone a room to themselves. A figure marked confirmed on our stay pages has two sources behind it; one marked listed has a single source, normally the owner.

Morning maths
The quickest test of a group chalet is guests divided by bathrooms. At two or three people per bathroom the morning runs itself. At four or more, somebody is waiting on the landing with a towel while the ski bus pulls away. On a week of early lessons it shapes the mood at breakfast more than any hot tub.
Several houses in this selection give every bedroom its own bathroom. Chalet Alpenheim Simone in Sölden has six of each for sixteen guests, Chalet Willi has seven bedrooms and seven bathrooms across four floors, and Chalet Bachgut Berg in Saalbach pairs eight bedrooms with eight bathrooms. Chalet Christiane in St Anton matches that eight and eight, with meals included as well.
Others ask for more patience. Chalet Levett has eleven bedrooms and seven bathrooms for up to 24, Chalet Alte Mühle in Hopfgarten nine bedrooms and six bathrooms for up to 25, and Chalet Almdorf Fügen five bedrooms and two bathrooms for up to ten. None of that rules them out. It means drawing up a room plan that puts families next to the shared bathrooms and early risers on a separate floor.
Smaller parties meet the same arithmetic. Chalet Molly in Zell am See lists ten beds and two bathrooms, while Kellnergut chalet Frieda in Mühlbach am Hochkönig has four bedrooms, which the owner lists as en-suite, for up to ten. If the group is mostly couples, the second layout is the one to look for.

Ten to sixteen
Most chalets in this selection sleep between ten and sixteen. At ten, Chalet Dorferhaus in Königsleiten lists the piste and the lift at 50 metres, with five bedrooms and three bathrooms. It is a chalet apartment rather than a detached house. Chalet Am Trogwohl in Sölden describes four bedrooms, each with a private bathroom, and a balcony for every room.
Twelve is the most common capacity in this selection. Chalet Edelweissalm in Königsleiten has a private sauna, a hot tub and a fireplace confirmed. Chalet Schöneben Bauernhaus in Wald im Pinzgau has a fireplace, a shared sauna and a pool, with the piste listed 5 kilometres away. DasKöniglich Luxury Alpine Chalet in Mühlbach lists five en-suite bedrooms for twelve adults and two infants.
Several houses for twelve are still thin on detail. Chalet Kleinbretteneben in Großarl, Chalet Rustika I in Wagrain and Chalet Skida in Kitzbühel each have a guest number and little more so far. Nationalpark Chalet Malhamhorn in Neukirchen am Großvenediger has its twelve places confirmed, but no bathroom count. For all four, the first message to the owner should ask for the floor plan.
At fourteen to sixteen, Chalet Mountain Lodge in Sölden and Chalets Augustine in Saalbach-Hinterglemm are listed for fourteen, and Chalet Alpinum in St Anton takes ten to fifteen with meals, a hot tub and a private sauna confirmed. In Oberlech, Chalet Mimi and Le Chalet are staffed houses for fourteen, where the owners list an indoor pool, a sauna and a chef.

Twenty and over
Above twenty guests the field narrows quickly, and the dining table becomes the limit. Chalet Rocking Home in Aschau im Zillertal takes 16 to 20 guests in eight bedrooms and 350 square metres. A Casa Rubin Chalet in Sölden is listed for 18 to 20, with eight bedrooms that each have their own bathroom and two kitchens. Holiday Lodge Fabian and Landhaus Felix in Saalbach-Hinterglemm are listed for 20 and 26, and Chalet Jasmin in Zell am See for 22.
Serviced houses exist at this size too. Serviced Luxury Chalet Evi, Ski-in Ski-out in Kaprun has eight en-suite bedrooms for up to 23, and the owner describes a serviced stay with breakfast served every day and the Maiskogel piste at the door. Its booking conditions rule out cooking for yourselves, so it fits a group that wants to be looked after, not one planning to run its own kitchen.
The largest houses here sit in a class of their own. Chalet Alber takes 32 to 39 over four floors with catering confirmed, and Chalet Tiroler Hof in Serfaus-Fiss-Ladis is listed by its owner for up to 38. At that size, ask about house rules, the number of tables and how a same-day arrival is handled, because a changeover for forty people needs planning on both sides.

Whole or shared
Make sure you are renting the whole thing, because some names here cover more than one unit. Paznauner Villen in Kappl is the clearest case: two villas on one estate, each with three bedrooms and four bathrooms, plus a heated infinity pool that is private only if you book both. Chalet Marmotta Neve in St Anton sits directly on the piste, and its owner lists three residences for 8, 10 and up to 12 guests, so the size of the group picks the residence.
Wochenbrunner Chalets in Ellmau is a set of ten named chalets, of which the Kuhhütte takes ten and the Baron eight, each with a sauna the owner lists. Gletscher Chalet in Neustift im Stubaital has six chalet and loft categories, and only the largest, Waldgeist, takes twelve. Two neighbouring units can suit a group of sixteen, as long as everyone knows you will eat apart.
Plural names deserve a direct question. Chalets Augustine may be one house or several, and the listing does not settle it. At A Casa Rubin Chalet, confirm that you are booking the whole chalet and not the studios. Get the answer in writing, with the unit names, before anyone transfers money, and ask whether another party could occupy the rest of the estate that week.

Where they sit
The Arlberg has the largest cluster. Four of the St Anton houses on this page include meals, and the Ski Arlberg lift pass covers St Anton as well as Lech and Oberlech, which the Flexenbahn gondola joined into one ski area. The guide to chalets in St Anton covers the village, the terrain by level and each stay in turn.
Sölden has five large chalets in this selection, several with a bathroom for every bedroom, and the Sölden chalet page sets out the village, the lifts and the full list. Saalbach-Hinterglemm has four, including the 26-guest Landhaus Felix, and the Saalbach-Hinterglemm chalet guide shows where each one sits in the valley and how far it is from the lifts.
In the Zillertal Arena, Königsleiten has three group houses close to the snow, two of them listed 50 metres from piste and lift; see chalets in Königsleiten for all of them. Hopfgarten, home of Chalet Alte Mühle, and Ellmau both belong to the SkiWelt Wilder Kaiser-Brixental, which the SkiWelt stays page covers.
Salzburgerland spreads its group chalets more widely. Mühlbach am Hochkönig has three, Wagrain and Großarl belong to Ski amadé, Zell am See has two, and Kaprun has a serviced house where a chain of cable cars links the Maiskogel to the Kitzsteinhorn glacier. The Salzburgerland chalet overview groups them by valley, and the Tyrol chalet overview does the same for Serfaus-Fiss-Ladis, the Zillertal and the Stubaital.

Arrivals and lifts
Plan transport before you choose the house. A group of twenty arriving in five cars needs parking that a village chalet may not have, while a group flying in needs a transfer for everyone plus the luggage and the ski bags. DasKöniglich Luxury Alpine Chalet lists five parking spaces and a wallbox for electric cars, the kind of detail to look for. The guide to getting to Austria covers airports, trains and transfer routes.
Serfaus has a rule that catches groups out. Guests may drive to their accommodation on the day they arrive, but cars then stay parked for the rest of the stay, and a free underground train runs from the car park at the eastern end of the village to the cable car. If your chalet is in Serfaus itself, the walk to the nearest station matters more than the road.
Then look at the walk to the lift. Chalet Bachgut Berg lists the piste at 50 metres and Serviced Luxury Chalet Evi, Ski-in Ski-out the Maiskogel piste at 0 metres, while Chalet Alpinum lists the lift at 3 kilometres and Chalet Rocking Home at 3.6. Distance can be solved with a ski bus, but beginners in boots feel every metre. If the doorstep matters most, see ski-in/ski-out chalets.

Kitchen and extras
Decide early who cooks. Feeding twenty for a week is close to a part-time job, and a domestic kitchen is not always laid out for it. Four of the St Anton houses and Chalet Kelle include meals, confirmed by two sources, and they are collected on the page of catered chalets in Austria. For both ways of running the week, read catered or self-catered for a group.
Self-catering groups should plan the shopping around Sunday. Under Austrian opening-hours law most shops stay closed on Sundays, with exceptions that the provinces can allow for tourist areas, so what is open depends on the village. One big shop on Saturday, split between two cars, saves a lot of improvising. At Kellnergut chalet Frieda, the owner lists an optional chef, a middle way for a group that wants a night or two off.
Wellness is where large chalets differ most. Some have a private sauna for the group, others a shared one, and a small cabin does not serve sixteen people in a single evening. The page of chalets with a sauna or hot tub shows which are confirmed and which are only listed. Pets are a separate question: check dog-friendly chalets before you assume a dog can come.
Expect some paperwork. Austrian law requires commercial accommodation to register its guests, normally within 24 hours of arrival, so the organiser is often asked for every guest's name and date of birth. Collect them when people pay their share, and agree house rules on noise, smoking and arrival times before the trip rather than on the doorstep.
If none of the large chalets fits, there are other routes. Two neighbouring ski apartments in Austria can house a group that does not need a single table, and the guide to choosing a chalet or an apartment sets out what changes. For a smaller party, the full list of ski chalets in Austria starts at much lower capacities.

Practical answers
In this selection, large chalets in Austria start at ten guests and run up to houses listed for 38 or 39 people in Serfaus-Fiss-Ladis and St Anton am Arlberg. Most sleep between twelve and sixteen. Treat the top figure as a maximum that may include extra beds.
Yes. Several chalets in this selection take exactly ten, in Königsleiten, Fügen, Sölden, Zell am See, Ellmau and Mühlbach am Hochkönig. At that size the bathroom count ranges from two to four, so compare it before anything else. Every chalet that takes more than ten guests also appears on this page.
A few. In Königsleiten, one chalet for twelve has six bedrooms and six bathrooms, and in Mühlbach am Hochkönig another lists five en-suite bedrooms for twelve adults and two infants. Many others for twelve share bathrooms or give no bathroom figure yet.
For sixteen, there are chalets in Sölden, St Anton and Saalbach-Hinterglemm, several with a bathroom for every bedroom. For twenty or more, look at Aschau im Zillertal, Hopfgarten, Zell am See, Kaprun, Saalbach-Hinterglemm and St Anton. Above twenty, check the dining space first.
Fix the group size and dates, then shortlist chalets by bedrooms and bathrooms rather than headline capacity. Pick a resort for the least experienced skier, sort out transport, and confirm in writing that you have the whole property. Collect every guest's name and date of birth early, as Austrian accommodation has to register guests.
Some do. In this selection, five large chalets have meals confirmed twice over: four on the Arlberg in St Anton and a single one in Serfaus-Fiss-Ladis. Two staffed houses in Oberlech list a chef, and a serviced chalet in Kaprun describes breakfast every day. The rest are self-catered.
Yes, at the top end of this selection. Two houses in Oberlech, near Lech, list an indoor pool, a sauna and a chef for up to fourteen guests, and a serviced chalet in Kaprun lists eight en-suite bedrooms for up to 23 with the piste at the door. These facilities come from one source, so confirm them.
Look for a short walk to the lift the children will use, enough bathrooms for bath time, and bedrooms close to each other. Two chalets in Königsleiten list the piste at 50 metres, and a chalet in Mühlbach am Hochkönig has a gallery family room. Ask about stairs and cots.
One large chalet gives a shared table and living room, which suits a reunion or a club. Two or three apartments give each family its own kitchen and front door, which suits groups who like to split up. Compare bathrooms and inclusions before you choose.
In some resorts, yes. St Anton am Arlberg has a railway station a short walk from the centre and the cable cars, with direct Railjet and Eurocity trains from Innsbruck and Zurich. In Serfaus, cars stay parked during the stay and a free underground train links the car park to the cable car. Elsewhere, plan a transfer.
Every figure on this page comes from an official source and at least one independent source. Where they disagreed, we left the number out.
