Chalet apartment
Details as listed by the owner
That distinction is the point of this page. An apartment building can advertise sixteen guests and still have a unit for four, and a resort can show its best penthouse in every photo. Where a building has several unit types, the stay page names the unit the figures describe, such as a penthouse or a numbered chalet, so you compare like with like rather than a headline number.
Apartment hotels and residences are included because they work like apartments, but they keep their own label and never count as chalets. Many publish rich detail on their own website and little anywhere else, so a lot of the facilities below are listed by the owner only, and we say so each time. Where two sources agree, the fact is stated plainly. For whole houses, see the selection of ski chalets in Austria.
Always check which unit the numbers describe. In an apartment building the biggest figure on the page is rarely the one you will be sleeping in.
Choose your route
A handful of apartments sit on the piste or within 100 metres of a lift. The ski-in/ski-out selection applies the same check to whole chalets.
ExploreMany apartments list a private sauna, mostly from the owner alone. Stays where a second source confirms it are grouped separately.
ExploreSeveral apartments sleep twelve to sixteen. If one front door for the whole group matters, compare them with whole chalets.
ExplorePick a resort first and see which apartments, chalets and hotels are listed there.
ExploreUnit, not building
Guests per unit is the first figure to check. Fiss Suites in Serfaus-Fiss-Ladis shows why: Premium Apartment 5 sleeps eight in 117 square metres, with three double bedrooms and a sofa bed, while the sauna area belongs to the resort and is shared. A description that blends the building's facilities into one unit can make a flat read like a chalet, so separate the two as you read.
Residences need the same care. Chalet Ischgl is a set of apartments rather than one chalet, with four Deluxe units of 120 square metres plus a Superior and two Classic ones. Das Kitz has five residence units, from a one-bedroom apartment to two five-bedroom options for sixteen, with shared wellness and private slots you can reserve. Choose the unit first, then read its facilities.
Bathrooms and the lift come next. Two bedrooms and one bathroom for six, as at Apartments Alpin Apart in Flachau, works for a family and less well for six adults. A listed distance rarely says which lift it is measured to, and sources can differ: at Valentin Design Apartments in Sölden the lift appears at 150 or 200 metres depending on the page. Our method for comparing stays sets out how we handle that.

On the snow
Two stays in this selection have a piste position confirmed by two sources. Chalet Apartment Bärlerhof in Königsleiten is a two-bedroom chalet apartment for four where skiing starts on site, with the lift listed 50 to 100 metres away. Alpenparks Rehrenberg at Viehhofen, near Saalbach, is a resort of chalet apartments with a pool, a hot tub and a shared sauna, all confirmed.
Most other piste positions come from the owner. Chalet Dorferhaus in Königsleiten lists the piste and the lift at 50 metres, with five bedrooms and three bathrooms for ten. In Obertauern, Carpe Solem Jules lists ski access beside the Grünwaldkopfbahn, and Katschberg Lodge is a two-bedroom lodge the owner places on the Katschberg piste, with a private sauna listed. AlpinLodges Kühtai describes its resort as ski-in/ski-out, with two garage spaces at Adlerhorst.
Treat any single-source piste claim as a starting point. Ask if the group can ski back to the door at the end of the day as well as leave from it, and if that still holds late in the season. Our page on chalets in Königsleiten covers the village behind the first two listings, and the ski-in/ski-out chalets in Austria apply the same test to whole houses.

Wellness in the unit
A sauna inside the apartment is common in this selection, but nearly every one is listed by the owner alone. Lisa-Chalets in Flachau lists a sauna in each of its self-contained chalets, a bathroom for every bedroom and a boot dryer by the door. Apart Resort Rabl in Westendorf makes a sauna in every apartment its headline, with a reserved underground parking space per unit.
In Serfaus-Fiss-Ladis, Domenigs Luxury Apartments lists a sauna in each of seven apartments and heated ski lockers, with a lift 250 metres away, while Serfaus Mountain Lodge lists an infrared cabin in every unit. In Kappl, SGmiatli has three apartments, each with a bio sauna according to the owner. Das Heimsitz in Brixen im Thale is a 109 square metre chalet with a private spa, listed 100 metres from the Skiweltbahn.
If the sauna decides the trip, compare these with our chalets in Austria with a sauna or hot tub, where a private facility must be confirmed twice before a stay is included. Shared saunas, as at Alpenparks Central Zell am See, are labelled as shared on every stay page, so you know before arrival if the cabin will be yours alone.

Bigger groups
Some apartments are as big as chalets. Apart Central in Mayrhofen contains Chalet Royal, which sleeps up to sixteen across eight bedrooms and four floors with its own spa kept for the group, per the owner. Alpenpark Turrach on the Turracher Höhe lists Chalet 27 at 140 square metres with six bedrooms for up to sixteen, an infrared sauna and an indoor whirlpool.
In Sölden, Grünwald Resort Sölden lists a Grand Chalet for up to fourteen across six double bedrooms, with a private sauna. Promi Alm Flachau has chalets for six to thirteen, the largest with five en-suite bedrooms. In St Michael im Lungau, Kauz lists four design chalet houses on the slope, from eight guests up to fourteen. In Gerlos, Sruh Prime Apartment is listed for two to sixteen, though the layout behind that range is unconfirmed.
A big apartment still means sharing the building, the entrance and often the parking with other guests. With ranges that wide, ask for the floor plan of the exact unit before you count on keeping everyone together. Our list of large chalets in Austria for groups covers whole houses, and the chalet or apartment guide sets out what changes at each group size.

Hotel help
Cooking for yourselves does not have to mean doing every chore. Mountain Vita in Obertauern includes daily cleaning and breakfast in an apartment hotel beside the piste, according to the owner, with shared wellness. Chalet Hohe Welt in Lech has four named apartments, two of 100 square metres with a private sauna, and a concierge who serves breakfast in the apartment at the time you choose.
Aadla Walser-Chalets in Schröcken lists seven separate Walser chalets, each with its own sauna and hot pot, breakfast delivered to the door and housekeeping every second day. At Alpenchalets Flachauer Gutshof in Flachau each chalet lists a sauna and a full kitchen, with optional half board and three Gutshof restaurants nearby. Lech Lodge adds a host who can stock the fridge and arrange meals.
Larger apartment hotels trade privacy for facilities. AlpenParks Hotel & Apartment Taxacher in Kirchberg in Tirol lists fifty apartments and ten rooms under one roof, with a shared pool and several sauna types. If you would rather have every meal handled, see hotels and apartment hotels in the Austrian Alps, and if you have not picked a resort yet, start with the best ski resorts in Austria for chalet holidays.

Tyrol
Sölden has the widest choice here. AlpenParks The Secret Sölden is a design hotel with apartments, linked indoor and outdoor pools and the Gaislachkoglbahn listed at 250 metres. Leni Mountain Lodge is a three-bedroom lodge of 123 square metres with its own sauna listed and a piste about 200 metres away. Our page on chalets in Sölden covers the resort, its lifts and the other stays there.
In Ischgl, Apartment Fluchthorn is listed for one to five guests. In Kappl, Schooren des Alpes Luxury Penthouses & Apartments with Spa & Pools close Ischgl has indoor and outdoor pools and apartments of up to 220 square metres with five bedrooms. In Kitzbühel, LaMonte Luxury Apartments has two apartments beside the Hahnenkamm valley station, and Kitzbühel Lodge in Reith is a 210 square metre penthouse with a private sauna listed.
In Gerlos, Apartments Lena takes two to six and Apartments Johanna five to twelve, with little else confirmed. In Fügen, Aster Boutique Hotel & Chalets pairs thirteen hotel rooms with chalets, including a house the owner dates to around 1580. For the valleys, see chalets in the Zillertal Arena, and for every Tyrolean stay grouped by valley, the overview of chalets in Tyrol.

Salzburgerland
For families who want the basics confirmed, Alpenparks Central Zell am See is the most thoroughly checked unit on this page: 60 square metres for six, two bedrooms, two bathrooms, the lift 250 metres away, a washing machine and a lift pass included, all confirmed by two sources. Pets are allowed. Our page on chalets and apartments in Zell am See covers the town.
Flachau has the largest cluster. Almlust lists an Almlodge Deluxe with a private sauna, a wood-fired hot pot and a daily breakfast buffet. In Wagrain, Prechtlgut lists a Pool Luxury Lodge of 150 square metres with its own heated pool of 14 by 4 metres and breakfast in the chalet, for up to six. Both resorts appear on chalets in Ski amadé.
In Saalbach-Hinterglemm, Residence Kristall is an apartment hotel within the Skicircus with a short listing so far. In Königsleiten, Weinzeit Chalet is a chalet apartment of 150 square metres for six to eight with a sauna on its own terrace. The full regional list is on chalets in Salzburgerland, grouped by valley with the same unit labels.

Further afield
In Schröcken, Berghaus Schröcken lists a 200 square metre Arlberg Chalet Apartment with its own sauna, a terrace tub, a group kitchen and four reserved garage spaces. In Warth, Lux Alp Chalet am Arlberg has apartments of 104 and 138 square metres, listed 200 metres from the Steffisalp lift, with a shared spa and its own restaurant.
Schladming has three detailed listings. Apartmentresort MyLodge has a penthouse of 126 square metres for two to eight with three bathrooms and a roof-terrace sauna. Boutique Aparthotel Chalets Coburg lists a LOFT of 113 square metres with a private sauna and an ON TOP unit for up to ten. In Obertauern, Aparthotel Die Sonne lists the Sky Lounge, 187 square metres with three en-suite bathrooms and a lift 150 metres away.
In Hermagor, Almresort Gartnerkofel Nassfeld lists a two-level Spa Chalet of 75 square metres with a Finnish sauna and direct slope access. On the Weissensee, Regitnig is a four-star hotel with separate lakefront chalets and a private beach, a base that also suits summer; see summer chalet holidays in Austria. Sloho Bergurlaub in Hohentauern is adults-only, with a sauna house for four of its apartments.

Practical answers
Usually yes, since most units come with their own kitchen and living space, but some apartment hotels add services. Mountain Vita in Obertauern lists daily cleaning and breakfast, Chalet Hohe Welt in Lech has a concierge who serves breakfast in the apartment, and Alpenchalets Flachauer Gutshof lists optional half board. Check what each unit includes on its stay page.
A chalet is a whole house for one group, while a ski apartment is one unit in a building or resort that other guests share. Apartments often add shared facilities such as a pool or sauna area, but you rarely get the single front door and shared living room of a chalet. Group size is usually what decides it.
Yes. Chalet Apartment Bärlerhof in Königsleiten and Alpenparks Rehrenberg near Saalbach have a piste position confirmed by two sources. Several others, including Katschberg Lodge, Carpe Solem Jules in Obertauern and AlpinLodges Kühtai, are listed on the piste by their owners. Ask the owner if you can ski back to the door as well as away from it.
Chalet Royal at Apart Central in Mayrhofen and Chalet 27 at Alpenpark Turrach both sleep up to sixteen, and Das Kitz in Jochberg has two five-bedroom units for sixteen. Grünwald Resort Sölden lists a Grand Chalet for fourteen. Ask for the floor plan of the exact unit, because resorts sell several categories under one name.
Rarely, and it needs checking per stay. In this selection, Alpenparks Central Zell am See is the apartment where an included lift pass is confirmed by two sources. For any other unit, assume passes are bought separately unless the owner's terms say otherwise, and ask which lifts and how many days any included pass covers.
Yes. Guests in tourist accommodation in Austria, including privately rented rooms and apartments, are entered in a guest register within 24 hours of arrival. In practice the owner or reception handles this at check-in, so have each guest's details ready when you arrive.
It varies from one apartment to the next. Some include bed linen, towels and a final clean, while others arrange them separately. The stay pages here do not confirm linen unless two sources say so, so check the owner's terms before booking and ask whether towels for a sauna or pool are supplied too.
At some. Alpenparks Central Zell am See and Alpenparks Rehrenberg allow pets according to two sources, and several other owners list pets, including Promi Alm Flachau and Apartmentresort MyLodge in Schladming. Conditions differ by unit, and some resorts exclude pets from particular apartments, so request a pet-friendly unit by name.
Many apartments list reserved parking. Apart Resort Rabl in Westendorf lists an underground space per apartment, SGmiatli in Kappl two covered spaces per unit, Chalet Marmotta Culm in St Anton two underground spaces per residence and Berghaus Schröcken four garage spaces. Ask about snow chains and garage height if you drive a larger vehicle.
Sloho Bergurlaub in Hohentauern describes itself as adults-only, and four of its Bergschau'n apartments have their own sauna house according to the owner. The exact age threshold is not published, so ask before booking. Most other apartment resorts in this selection welcome families, and several list family units.
Every figure on this page comes from an official source and at least one independent source. Where they disagreed, we left the number out.
