The useful thing to know first is that Kitzbühel and Kirchberg are not rival resorts. They share one lift company, one pass and one network of pistes, so a group in Kirchberg skis the same mountains as a group in town. The difference lies in what surrounds the chalet: the size of the place you come home to, how close the nearest lift is, and which railway station is your local one.
Our selection is honest about its gaps. Some stays here have bedroom and bathroom counts on record; others are listed by capacity alone, and we say so rather than fill the blanks. Read each listing with our explanation of how we check and compare stays, and if you want a wider choice in the same province, the chalets in Tyrol overview brings every Tyrolean stay onto one page.
A small selection is better than a padded one. When more stays pass our checks they will appear here.

ExploreThe ski area
KitzSki is the lift network behind every stay on this page. The Kitzbüheler Alpen tourist board and an independent ski database agree on 58 lifts and a height range of 800 to 2,000 m. They count the pistes differently: one gives 196 km of groomed slopes and the other 188 km, with ski routes on top in both cases. Either way, it is a large area for a week, and few groups will run out of terrain.
The network links several villages. Both sources list Kitzbühel, Kirchberg in Tirol, Jochberg, Pass Thurn, Reith bei Kitzbühel, Aurach and Aschau im Spertental among its access points, and the pass is the same wherever you start. The two best-known mountains are the Hahnenkamm, home of the Streif downhill, and the Kitzbüheler Horn, which has its own lifts and a snowpark.
Altitude is the trade-off to understand. With the lowest lifts at 800 m and the top at 2,000 m, the lower runs depend more on the weather than they would at a high-altitude resort. For a midwinter week that rarely matters, but for very early or very late dates it makes sense to compare with a higher base such as chalets in St Anton, or to read how Austria's leading ski resorts compare for chalet holidays.

Ability levels
Beginners are better served than the Streif reputation suggests. The Kitzbühel tourist board lists free practice lifts in the valley that need no lift pass, and an independent ski database notes a free conveyor belt in Kitzbühel and a beginner area at Hausleiten in Jochberg. First-timers can spend their opening days on those gentle slopes and buy a full pass only once they are ready for the mountain.
The independent database rates KitzSki highly for beginners and lists several children's areas. Reserve lessons well ahead for the Christmas and half-term weeks, and confirm the meeting point, the equipment and whether a lift ticket is needed, as the tourist board advises. A group with mixed abilities can then split for the morning and meet again for lunch, which keeps a chalet week sociable.
Intermediates are the skiers who get most from the area: the cruising across the Hahnenkamm, Pass Thurn and the Kitzbüheler Horn is what fills most chalet weeks here. Experts know Kitzbühel for the Streif, the downhill course of the Hahnenkamm races. For anything beyond the marked pistes and ski routes, hire a local mountain guide, and check avalanche conditions before every off-piste day.

Locations
The nine stays on this page split into three groups. Two are in Kitzbühel itself. Five are in Kirchberg in Tirol, which is on the same railway line and in the same ski area. The last two are a little further out, one in Jochberg and one in Reith bei Kitzbühel, both villages that the tourist board and the independent database list as part of KitzSki.
Lift distance is the gap in our data. Of the nine, only LaMonte Luxury Apartments has a lift distance we can describe, beside the Hahnenkamm valley station. For the rest the owners either give conflicting figures or none at all, so ask each owner for the walking distance to the closest lift or bus stop, and get the answer in writing before you pay a deposit.
A practical rule of thumb: stay in Kitzbühel town if you want the lift and the restaurants within walking distance, in Kirchberg if you want the widest choice of apartments and chalets in our selection under the same pass, and in Jochberg or Reith if your group wants space and is happy to drive or take the bus. For another Tyrolean ski area to set against this one, compare the stays in Brixen im Thale and the SkiWelt.

Kitzbühel town
Chalet Skida is the largest chalet in the town selection, listed as a whole chalet in Kitzbühel for up to 12 guests. That is all we can confirm so far: no bedroom or bathroom count and no lift distance. Two families or a friends' week could fit on paper, but ask the owner for the sleeping plan, the bathroom count and the walk to the nearest lift before you build a group around it.
LaMonte Luxury Apartments is two apartments beside the Hahnenkamm valley station, with a bistro in the same building. Apartment P takes up to eight and has a private spa with sauna and whirlpool; Apartment S takes six. The owner lists wifi and ski storage. Room and bathroom counts still need confirming, and the bistro closes on Wednesdays, so plan that evening's meal at home.
For a group that wants the lift outside the door and the town a short walk away, these two are the starting point. If you prefer a flat to a whole house, our list of apartments for a ski week in other Austrian resorts shows the alternatives, and the guide to choosing between a chalet and an apartment sets out what changes for privacy, space and the daily routine.

Kirchberg in Tirol
Kirchberg in Tirol has the widest range on this page. Chalet Hennleiten Hütte is a whole chalet listed for up to six guests, with no layout yet on record. It reads as a house for one family or a small group, but that is a reading of the capacity figure. Ask about bedrooms, bathrooms and the distance to the lifts first, because those three answers decide whether it suits your week.
Alpen Chalet Dorfwies is four chalet apartments, each with two bedrooms for up to six. The owner lists jacuzzis on three of the four terraces, a shared Finnish sauna, a fireplace, wifi, ski storage and a boot dryer. Because the apartments differ, check that yours has the terrace jacuzzi. If you travel with a dog, ask the owner about the conditions before you book, because they are not fully stated.
Mountain Chalet Kirchberg is apartment T 8, a first-floor chalet apartment with two en suite bedrooms, a sauna in the master suite and two underground parking spaces. The owner also lists wifi, a washing machine, ski storage and a boot dryer. The owner does not allow pets and excludes groups of young people up to and including 22, so it suits two couples or a small family.
Kirchberg also has two hotel-style options. AlpenParks Hotel & Apartment Taxacher is a four-star house with fifty apartments and ten rooms, apartments for up to eight and, as the owner lists, a shared pool, several saunas and a fitness room. Dogs are allowed in selected apartment categories. Hotel Kirchberger Hof is a boutique hotel whose rooms and board are still unconfirmed. Our page on Alpine hotels and aparthotels compares both formats.

Jochberg and Reith
Das Kitz is five residence units in Jochberg, ranging from a one-bedroom apartment to two five-bedroom options for up to sixteen. The owner lists shared wellness with a sauna and a pool, bookable private slots, wifi and fireplaces in selected larger units. Two or three families travelling together can take one of the big units; couples or a family of four to six are better in the smaller ones.
The wellness is shared, so plan around the exclusive slot lengths, which are short for the smaller units. For groups of this size, our big-group chalets across Austria page lists other houses that sleep a crowd. Ask which unit you are booking, since the five units differ in size and only some of the larger ones have a fireplace.
Kitzbühel Lodge in Reith bei Kitzbühel is, despite the name, a penthouse: the Grand Chalet is 210 m² with three bedrooms and three bathrooms for six, a lift from the garage, a private sauna and two fireplaces, all as listed by the owner. The booking terms are staged by season and depend on the booking route, so read the contract closely, as the owner advises.

Travel
Salzburg is the closest airport to Kitzbühel. The tourist board, an independent ski database and a transfer firm all place it nearest, each with a slightly different distance, and all of them well under 100 km. Innsbruck comes next and Munich is the furthest of the three. If flights from your home airport go to more than one of these, Salzburg or Innsbruck usually means the shorter transfer.
Kitzbühel is straightforward to reach by train. It lies on the Salzburg to Tyrol railway, and both Kitzbühel and Kirchberg in Tirol have stations served by long-distance trains, with a second Kitzbühel stop called Kitzbühel Hahnenkamm. Wörgl is the usual change point coming from the Innsbruck side. Check ÖBB timetables for your date, as services change with the seasons.
For the stays in Jochberg or Reith, a hire car or a pre-booked transfer is often simpler; ask the owner for the nearest station and bus stop. For the town and Kirchberg, the train plus a short taxi ride is a realistic car-free arrival. Our guide to airport and transfer options for Austrian chalets covers the routes in more detail.

Season and evenings
KitzSki plans to open its lifts on 6 November for the 2026/27 season and run until early April, according to the lift company and an independent ski database. Which lifts open first depends on snow, so check the operating times for your week. With the lowest lifts at 800 m, a stay with easy access to the upper lifts is the safer choice for a week close to Easter.
The Hahnenkamm races take place on the Streif every January and are the town's best-known event. Tickets for the races are sold in advance only, which says a lot about the demand. If your dates overlap, book the chalet and any transfers early, and decide if you want to watch the race or avoid the crowds entirely by skiing the Kitzbüheler Horn instead.
Evenings depend on where you stay. Kitzbühel town has the larger choice of restaurants and bars within walking distance; Kirchberg has its own village centre, and Jochberg and Reith are smaller villages. For families, the free valley practice lifts and the children's areas noted by the independent database make the first days simple, and a chalet with a sauna, such as one of the Kirchberg apartments, helps after cold days on the nursery slopes.

Summer
Kitzbühel is a summer destination as well as a ski town, and a chalet here works in July or August. The Schwarzsee, a moorland lake close to town, is the main swimming spot, with a lido run by the municipality. The Kitzbühel tourist board describes it as one of the warmest mountain lakes in Tyrol; on a hot day it is the obvious afternoon for a family.
Up on the Kitzbüheler Horn, the Alpine Flower Garden sits just below the summit, and the Tyrol tourist board and an independent travel guide both describe it as free to visit. You can reach it by the Hornbahn cable car or on foot. Hiking is the other mainstay, with the Hahnenkamm and the route along the Streif among the walks the tourist board recommends.
For walking holidays, our guide to walking holidays in the Austrian Alps explains what to check before you choose a base for a week on foot. Stays with outdoor space, such as the terrace apartments in Kirchberg, make the most of long evenings. If you want lakes and mountains in one week, compare with chalets in Zell am See.

Choosing
Begin with your group size, because it narrows the field fast. For twelve or more, Chalet Skida in town and the five-bedroom units in Jochberg are the only options here. For six to eight, you have the Kirchberg chalet apartments, the apartment hotel, the Reith penthouse and the two town apartments. For four or fewer, the smaller units in Jochberg or a two-bedroom flat in Kirchberg will be the easiest fit.
Next, check the gaps. Ask for bedroom and bathroom counts where they are missing, confirm the lift distance, and read the pet and group rules: one Kirchberg owner excludes young groups, another accepts dogs only in some categories. For a sauna, check whether it is private or shared, as several stays here have the shared kind. Our list of Austrian chalets with their own sauna shows where it is private.
If Kitzbühel is not quite right, compare it with another Tyrolean valley. Chalets in the Zillertal offer a long valley with several ski areas on one pass, and the complete index of Austrian stays gathers everything we have checked. You can also go back to the chalets in Tyrol page, or read our method for comparing chalets to see which facts count as confirmed.

Practical answers
Kitzbühel is a good choice for beginners who start in the right place. The tourist board lists free practice lifts in the valley that need no pass, and an independent ski database rates KitzSki highly for beginners, noting a free conveyor belt in Kitzbühel and a beginner area at Hausleiten in Jochberg. Book ski school early in school holiday weeks.
KitzSki, the ski area of Kitzbühel and Kirchberg, has 58 lifts between 800 and 2,000 m. Groomed piste figures differ between sources: the regional tourist board gives 196 km and an independent ski database 188 km, both with ski routes on top. It links several villages, including Jochberg, Pass Thurn, Reith and Aschau im Spertental.
Yes. Kitzbühel and Kirchberg in Tirol share KitzSki, one lift network with 58 lifts and one lift pass. A chalet in Kirchberg gives access to the same Hahnenkamm, Pass Thurn and Kitzbüheler Horn terrain as one in Kitzbühel town. The difference is the village around you and the lift or ski bus you use each morning.
For winter 2026/27, KitzSki plans to run its lifts from early November to early April, according to the lift company's timetable and an independent ski database. The lowest runs sit at about 800 m, so conditions late in the season depend on snow and on which lifts are still open. Check the lift company's operating times before you book an early or late week.
The Hahnenkamm races in Kitzbühel take place every January on the Streif, as part of the men's World Cup. Tickets are sold in advance only. If your chalet week overlaps with race week, book accommodation and transfers early and expect crowds in town.
Salzburg is the closest airport to Kitzbühel, at well under 100 km by every source we checked, though the exact figure varies with the route. Innsbruck is a little further and Munich is the furthest of the three main options. Transfer times depend on the weather and traffic, so leave a margin on a winter Saturday.
Yes. Kitzbühel lies on the Salzburg to Tyrol railway run by ÖBB, with the main Kitzbühel station and a second stop called Kitzbühel Hahnenkamm. Kirchberg in Tirol has its own station on the same line. Coming from Innsbruck, the usual change is at Wörgl. Check timetables for your travel date, since seasonal services vary.
In summer, Kitzbühel offers swimming in the Schwarzsee, a moorland lake with a public lido, and the free Alpine Flower Garden on the Kitzbüheler Horn, reached by the Hornbahn cable car or on foot. Hiking on the Hahnenkamm and the Horn fills most days. A chalet with outdoor space or a terrace makes the most of long summer evenings.
Yes. The Schwarzsee near Kitzbühel is a moorland lake used for swimming, with a municipal lido whose opening dates depend on the weather. The Kitzbühel tourist board describes it as one of the warmest mountain lakes in Tyrol, and the Tyrol tourist board lists it as a swimming spot.
Yes. The Kitzbühel stays we list include two apartments beside the Hahnenkamm valley station, chalet apartments in Kirchberg in Tirol, an apartment hotel in Kirchberg with apartments for up to eight, and residence units in Jochberg. A flat works well for two people or a young family wanting their own kitchen and front door without renting a whole chalet.
Every figure on this page comes from an official source and at least one independent source. Where they disagreed, we left the number out.
Getting to the lifts
The distances are copied from the listing sources and use their wording. A figure of a few hundred metres is a short walk; several kilometres usually means a shuttle or a car. Where a source gives nothing, we say it is not confirmed.
