Hotels and apartment hotels in the Austrian Alps

Not every group needs a whole chalet. This page compares 62 hotels, apartment hotels and resorts in Austrian ski and lake villages, from nine small boutique hotels to apartment houses where each unit has its own sauna and a kitchen. Use it when you want service, breakfast or a shared pool alongside your room, and check the exact unit before you book.

Filter the stays

Results count stays that match your choices. Facilities include those listed by one source, usually the owner. Dates and availability are confirmed on the provider's website.

Apartment hotels make up most of the list, 51 of the 62. They sit between a hotel and a chalet: you get your own front door, a kitchen and often a private sauna, plus things a house rarely has, such as a reception, a bistro, a cleaning service or a large shared pool. Two resorts in Brixen im Thale and nine hotels complete the selection.

We do not show a guest capacity for hotels, because it depends on the room or apartment type. Where a source gives a size, a bedroom count or a distance to the lift for one category, we say which category it belongs to. The stay page links to the provider, where room types and terms are listed.

When a ski hotel in Austria makes more sense than a chalet

A hotel solves a different problem than a chalet does. Choose one when your party is small, when you want breakfast or dinner without organising it, or when the group does not need a shared living room. Couples, a family of three or four, and friends who prefer separate rooms usually get more from a hotel or an apartment hotel than from a house sized for twelve.

A chalet works better when the whole point is being together: one table, one kitchen and one sitting room for the evening. If that is your group, the ski chalets in Austria are compared by bedrooms, bathrooms and lift access, and the chalets for groups of ten and more show the bathroom count up front. For a party in between, an apartment hotel often gives each family its own unit under one roof.

The middle ground is wider than most people expect. At Apart Central in Mayrhofen, Chalet Royal sleeps up to sixteen across eight bedrooms with its own spa, inside a building that also has smaller apartments. Das Kitz has five-bedroom residences for sixteen and a one-bedroom apartment in the same house. Our guide to choosing between a chalet and an apartment explains what changes for a mixed group.

What is listed

Boutique hotels, apartment hotels and resorts on this page

The nine hotels are all listed as small or boutique houses, and for most of them only the location is confirmed so far. Hotel Almrausch and Hotel Panther are in Saalbach-Hinterglemm, Hotel Stefan is in Sölden, Hotel Elisabeth is in Fügen and Hotel Kirchberger Hof is in Kirchberg in Tirol. We keep them on the page so you can see where they are, and we add detail only once two sources agree on it.

Austria classifies hotels on a one to five star scale under the Hotelstars Union system, run in Austria through the hotel association of the Chamber of Commerce, and some houses add a Superior marker. Six stays here carry four stars in our records, among them Berghaus Schröcken, Aparthotel Alpinresort Damüls and Almresort Gartnerkofel Nassfeld. None of the 62 is listed with five stars.

Apartment hotels vary more than hotels do, because each one sells several unit types. At Aster Boutique Hotel & Chalets in Fügen the owner lists thirteen hotel rooms plus chalets, among them a house dated to around 1580. AlpenParks Hotel & Apartment Carpe Solem Mariapfarr in Mariapfarr pairs a penthouse with its own roof sauna with direct access to a shared spa, according to the owner. Treat a listing as a family of units, and read the details for the one you want.

Private wellness

Apartment hotels in Austria with a private sauna in the unit

A sauna of your own is the headline at many of these apartment hotels, and every case here is listed by the owner rather than confirmed twice. At Apart Resort Rabl in Westendorf the owner lists a sauna in every apartment and a lift 200 metres away. Domenigs Luxury Apartments at Serfaus-Fiss-Ladis lists a private sauna in each of seven apartments, and Lisa-Chalets in Flachau a sauna in each self-contained chalet.

Larger units carry the most wellness. Aparthotel Die Sonne in Obertauern lists a 187 m² Sky Lounge with its own panorama sauna, and Purest at Achensee a 120 m² penthouse with a Finnish sauna and terrace whirlpool. Kitzbühel Lodge in Reith bei Kitzbühel lists a 210 m² Grand Chalet with a private sauna and two fireplaces, and KaiserMoments in Going a 106 m² loft for four with its own spa.

The catch is that wellness often belongs to one category only. At Meerberg in Pertisau one apartment type has a private hotpot and the other the sauna; at Chalet Hohe Welt in Lech the two 100 m² apartments have a sauna and the 60 m² ones do not. Name the unit when you book, and compare with our private sauna and hot tub chalets if private wellness decides the trip.

Shared spas

Spa and pool hotels in the Austrian Alps: what is shared

Shared facilities are where apartment hotels outdo chalets. All-Suite Resort Ötztal in Oetz lists a 500 m² bath house, a natural swimming pond and a heated outdoor pool, with the Acherkogelbahn about 100 metres away. Kaiserlodge in Scheffau lists a 1,300 m² natural swimming lake. Chalet Obergurgl Luxury Apartments has a shared indoor pool heated to 32 °C, by the owner's account.

Shared means timetables and rules. Lux Alp Chalet am Arlberg in Warth lists its spa as open from 15:30 to 20:00, and at AlpenParks The Secret Sölden the sauna area is for guests aged sixteen and over, while children may use the pool. Das Kitz offers bookable private slots in its shared wellness area, which are short for the smaller units. Ask for the hours if you plan an evening sauna after the last lift.

Several houses combine a shared spa with an apartment. AlpenParks Hotel & Apartment Taxacher in Kirchberg lists a shared pool and several sauna types for fifty apartments and ten rooms. Fiss Suites uses the resort's shared sauna area, and Mountain Vita in Obertauern has shared wellness only. That suits a group happy to share, and less so one that wants the steam room to itself.

Breakfast and service

Breakfast, half board and housekeeping in Austrian apartment hotels

Service is the main reason to pick an apartment hotel over a self-catered house. The owner of Aadla Walser-Chalets in Schröcken lists breakfast delivered to the door and housekeeping every second day across seven Walser chalets. At Chalet Hohe Welt a concierge serves breakfast in the apartment at the time you choose, and Mountain Vita includes daily cleaning and breakfast with each stay.

Evening meals vary more. At Alpenchalets Flachauer Gutshof you can add half board and eat in one of three Gutshof restaurants, the owner says,, and Carpe Solem Jules in Obertauern has an à la carte restaurant that delivers to the room. At Landhotel Schermer dinner and wellness are extras, and the Almlodge Deluxe units at Almlust come with a breakfast buffet each morning, as listed. If dinner every night matters, chalets with meals included are another route.

Some houses say plainly that they have no restaurant. AlpinLodges Kühtai has no on-site restaurant, and Bergdorf Riesner in the Donnersbachtal has no à la carte restaurant, so plan to cook or eat out. At Regitnig the hotel restaurant and spa are used in season, with chalet-only stays when the hotel areas are closed. Our guide on how catered and self-catered stays differ helps you decide how much help you want.

Lifts and locations

Ski-in/ski-out hotels and apartment hotels near the lifts in Austria

Several of these stays put the lift within a short walk, as listed. At Resort Brixen in Brixen im Thale the slope is 20 to 50 metres away and the lift 100 metres. Bergdorf Riesner lists the Riesneralm lift at 50 metres, and Katschberg Lodge is a two-bedroom lodge on the Katschberg piste. The owner of Chalet Marmotta Culm in St Anton lists ski-in/ski-out for three residences.

Others need a walk or a bus. Aparthotel Alpinresort Damüls lists the lift 500 metres away, a longer stretch in boots with small children, and Bergdorf Vermala Gut in St Gallenkirch lists the Grasjochbahn or Valiserabahn at 900 metres. Where a listing says on the piste, we still treat the way back as a separate question, and our ski-in/ski-out chalet selection shows how to ask about it.

The largest clusters are in Flachau, with five stays, and in Saalbach-Hinterglemm, Sölden, Brixen im Thale, Schladming and Obertauern with three each. The village pages add the ski area figures: see the stays in Brixen im Thale and the SkiWelt, the chalets in Sölden and the Ski amadé villages of Flachau, Wagrain and Großarl, where most of the Salzburg apartment hotels sit.

Who it suits

Family hotels, dog-friendly apartments and adults-only stays

For families, apartment hotels often supply what a chalet does not. AlpenParks The Secret Sölden has a playground next to the hotel and a cot and high chair on request. Kaiserlodge lists childcare from the age of two, and Landhotel Schermer in Westendorf childcare, a cot and a high chair. At Aadla Walser-Chalets the owner lists pram storage, a playground and equipment loan for young children.

Dogs are welcome at some and excluded at others, so check the category. AlpenParks Hotel & Apartment Taxacher takes a dog in selected apartment categories, with liability insurance required, and the owner of Apartmentresort MyLodge in Schladming lists pets. Alpenpark Turrach excludes dogs at its Chalet 27, and Domenigs Luxury Apartments does not allow pets. Our list of chalets and apartments that take dogs gathers the rest.

Couples have one stay aimed squarely at them. Sloho Bergurlaub in Hohentauern is an adults-only apartment house where four apartments have their own sauna house and the owner describes a field path to the piste. The exact age threshold is not published, so ask before you book, and note that two couples sharing one of those apartments would also share a single bathroom.

Before you book

What to ask before booking a hotel or apartment hotel in Austria

Ask how many people the exact unit sleeps, because the headline capacity is often a range across the whole house. At Apart Resort Rabl the figure of up to ten is resort-wide, and at Residence Kristall in Saalbach no unit sizes are confirmed yet. Then ask about the sleeping split: a sofa bed in a living room is not a bedroom, as the 117 m² apartment for eight at Fiss Suites shows.

Check what is open on your dates. The owner of Bergdorf Vermala Gut announces its opening for December 2026, so confirm what will be running in your week, and ask any brand new house which facilities are finished. Sources disagree on a spring closure at Regitnig, and the owner's pages for Lux Alp Chalet am Arlberg give two different restaurant schedules. When two sources disagree, we leave the detail off the card and flag it on the stay page.

Finally, look at the arrival rules and the small print. At Bergresort Hauser Kaibling the piste distance, bathroom count and floor area differ between sources, and Almresort Gartnerkofel Nassfeld in Hermagor has check-in at the reception of another resort. The page on how we compare sets out what counts as confirmed, and the full list of stays lets you widen the search beyond hotels.

Practical answers

Questions about hotels and apartment hotels in the austrian alps

Choosing a hotel in the Austrian Alps

What is an aparthotel in an Austrian ski resort?

An aparthotel, or apartment hotel, lets self-contained apartments with a kitchen inside a building or resort that also offers hotel services. Depending on the house, that can mean a reception, breakfast, cleaning, a restaurant or a shared pool and spa. On this page, 51 of the 62 stays are apartment hotels, and several of them list a private sauna in the unit.

Why are hotels listed separately from ski chalets on this site?

A hotel and a chalet answer different questions. A chalet goes to a single party as a house or a chalet apartment, while a hotel or apartment hotel sells rooms and units with services. Keeping them apart means the chalet counts and filters on the site contain only chalets, and this page compares the hotels with each other.

Should you choose a hotel or a chalet for a ski trip to Austria?

Choose a hotel or apartment hotel for a small party, for breakfast or dinner without organising it, or when people want separate rooms. Choose a chalet when the group wants one shared living room and kitchen. A mixed party of two or three families can often get the best of both with separate units in one apartment hotel.

Are there boutique hotels in the Austrian Alps on this site?

Yes, nine stays are listed as boutique hotels: in Saalbach-Hinterglemm, Sölden, Fügen, Kirchberg in Tirol, Wagrain, Zell am See, Kaprun and Bad Gastein. For most of them only the location is confirmed so far, so ask the hotel about room sizes, board and the distance to the lifts before you book.

Facilities and service

Which Austrian Alps hotels on this site have a pool or spa?

Owners list large shared facilities at All-Suite Resort Ötztal in Oetz, with a 500 m² bath house and a natural pond, at Kaiserlodge in Scheffau with a natural swimming lake, and at Chalet Obergurgl Luxury Apartments with an indoor pool. AlpenParks Taxacher in Kirchberg and AlpenParks The Secret in Sölden list pools too. Prechtlgut in Wagrain lists a private pool for one lodge.

Do apartment hotels in Austria include breakfast?

Some do. Mountain Vita in Obertauern includes breakfast and daily cleaning, Aadla Walser-Chalets in Schröcken delivers breakfast to the door, and the concierge at Chalet Hohe Welt in Lech serves it in the apartment. Others offer it as an option or not at all, so check the board basis for the category you book.

Are there ski-in/ski-out hotels in Austria on this page?

Some listings put the piste at the door: the owners of Katschberg Lodge, Chalet Marmotta Culm in St Anton and AlpinLodges Kühtai list on-piste or ski-in/ski-out access, and Resort Brixen lists the slope 20 to 50 metres away. Those are owner statements, so ask how you get back to the door at the end of the day.

Are there five-star ski hotels in Austria on this site?

None of the 62 stays on this page is listed with five stars. Six carry four stars in our records, including Regitnig on the Weissensee, Berghaus Schröcken, Aparthotel Alpinresort Damüls and AlpenParks Taxacher in Kirchberg. Austrian hotels are classified from one to five stars under the Hotelstars Union system, sometimes with a Superior marker.

Families, dogs and groups

Which ski hotels in Austria suit families with children?

AlpenParks The Secret in Sölden has a playground next to the hotel and a cot and high chair on request. Kaiserlodge in Scheffau lists childcare from age two, Landhotel Schermer in Westendorf lists childcare and baby equipment, and Aadla Walser-Chalets lists pram storage and a playground. Check sauna age limits, which are sixteen at The Secret.

Can you bring a dog to an Austrian apartment hotel?

At some. AlpenParks Taxacher accepts a dog in selected categories with liability insurance, and owners list pets at Apartmentresort MyLodge in Schladming, Aparthotel Alpinresort Damüls and Kaiserlodge. Domenigs Luxury Apartments and Purest do not allow pets, and Alpenpark Turrach excludes dogs at Chalet 27, so confirm the rules for your unit.

Can a large group stay in an Austrian apartment hotel?

Yes, if the right unit exists. Chalet Royal at Apart Central in Mayrhofen sleeps up to sixteen with its own spa, Das Kitz in Jochberg has two five-bedroom units for sixteen, and Chalet 27 at Alpenpark Turrach sleeps up to sixteen in six bedrooms. Kauz in St Michael im Lungau has a house for fourteen.
