Ski chalets in Austria

A ski chalet in Austria works when two things fit: the bedrooms and bathrooms for your group, and the route to the lift each morning. This page compares 71 whole chalets and chalet apartments, from a four-person apartment beside the Königsleiten pistes to a fifteen-bedroom house in St Anton, and shows which facts two sources confirm.

Filter the stays

Results count stays that match your choices. Facilities include those listed by one source, usually the owner. Dates and availability are confirmed on the provider's website.

Sölden and the Zillertal villages from Fügen to Mayrhofen hold the largest groups, eight houses each, followed by Königsleiten, St Anton and the Saalbach valley. Smaller clusters sit in Serfaus-Fiss-Ladis, Kirchberg in Tirol, Mühlbach am Hochkönig, Ischgl and Oberlech, near Lech. The sections below sort them by the questions that decide a ski week: lift access, beds and bathrooms, meals, wellness and the rules in the small print.

We do not take bookings. Each stay links to the provider, who sets dates, terms and what is included; this page is for narrowing a long list down to the three or four houses worth an enquiry. Where only the owner states a detail, we say so in the text, so you know which points to confirm in writing.

Look at the bedroom count and the walk to the lift before you look at the photos. Those two numbers decide how the week feels.

What counts as a ski chalet in Austria on this site

We use the term for two kinds of stay. A whole chalet is let to one group as a single building, with its own living room, kitchen and front door, and 62 of the stays on this page are of that type. A chalet apartment is one unit inside a larger chalet building; nine stays here work that way. The difference decides who you share a staircase, a sauna or a car park with.

Some listings blur the line. A Casa Brilliant is two separate chalets in Sölden, each listed for eight with four bedrooms and four bathrooms, so a party of sixteen books two front doors rather than one. Chalet Ischgl is a set of residences with daily housekeeping listed, not one house. Paznauner Villen in Kappl is two villas on one estate, where the heated infinity pool is private only if you book both villas.

Hotel rooms and apartment hotels have their own page, the hotels and apartment hotels in the Austrian Alps, so that a hotel never counts as a chalet. Where a hotel also lets a separate chalet, only that chalet appears here, such as the Royal Chalet at Hotel Leitenhof 4 Sterne Superior in Scheffau. The guide on whether a chalet or an apartment suits your group sets out the trade-offs between the two.

Getting to the lifts

Ski chalets in Austria near the lifts, and the ones further out

Start with the morning commute, because it shapes the week more than the decor does. Our cards quote the distances each listing gives, in its own wording. In Königsleiten, Chalet H Königsleiten lists the piste only 25 metres from the door, while Chalet Pinzgauer Almhütte and Chalet Dorferhaus each give 50 metres for both the piste and the nearest lift. Chalet Bachgut Berg in Saalbach-Hinterglemm also puts the piste at 50 metres.

At the other end, Chalet Rocking Home in Aschau im Zillertal lists the lift 3.6 kilometres away, Chalet Alpinum in St Anton 3 kilometres and Chalet Almdorf Fügen 1,700 metres. That is workable with a car or a frequent bus, and both Rocking Home and Almdorf list a bus stop within 25 metres. Check the first and last buses against ski school times before you commit a group with young children.

Where a source says a stay is on the piste, we show that as a facility; at Chalet Marmotta Neve in St Anton two sources confirm it. We still do not call a house ski-in/ski-out unless both directions are confirmed, because the run home is the part that depends on snow and on which side of the valley you are. Our page of ski-in/ski-out chalets explains how to check the return.

Group size

Matching a ski chalet to your group: bedrooms, bathrooms and beds

Divide the guests by the bathrooms before you look at a single photo. Chalet Alpenheim Simone in Sölden sleeps sixteen in six bedrooms, each paired with a bathroom on paper, and Chalet Willi has seven of each, also for sixteen. Chalet Alte Mühle in Hopfgarten has nine bedrooms but six bathrooms for 20 to 25, and Almchalet Dorfblick has two bathrooms for twelve. Houses that look alike on a map can mean very different mornings.

Most of this list is built for groups. Of the 61 stays with a listed maximum, 48 sleep eight or more and 38 sleep ten or more. At the top, Chalet Alber in St Anton takes 32 to 39 guests in fifteen bedrooms with fourteen bathrooms, and Chalet Kelle in Serfaus-Fiss-Ladis 26 to 35 in twelve bedrooms with twelve bathrooms. The owner lists Chalet Tiroler Hof for up to 38, with the layout still unknown.

Smaller parties have fewer options. For four, the Royal Chalet at Hotel Leitenhof 4 Sterne Superior is 90 m² with a private sauna and a wood fireplace, by the owner's account, and Chalet Apartment Bärlerhof in Königsleiten sleeps four with skiing on site. For five or six, look at BergWärtsGeist Senhoog Luxury Holiday Homes in Leogang or Chalet Wildberg in Großarl. The page on large chalets in Austria for groups covers parties of ten and more.

Meals

Catered ski chalets in Austria and houses where you cook

Five houses here have meals included, confirmed by two sources, and four of them are in St Anton: Chalet Alber, Chalet Alpinum, Chalet Christiane and Chalet Levett. The fifth is Chalet Kelle in Serfaus-Fiss-Ladis. None of the sources says which meals, how many evenings or how dietary needs are handled, so get those answers before you weigh one of them against a house where you cook.

Other owners describe different kinds of help. At Chalet Mimi in Oberlech the owner lists a private chef, a 24-hour butler and a chauffeur, and Le Chalet, also in Oberlech, lists a chef on the team. Serviced Luxury Chalet Evi, Ski-in Ski-out in Kaprun serves breakfast daily, HochLeger in Fügen includes daily cleaning and breakfast, and Boutique Hotel und Chalets Bergwiesenglück is booked with breakfast or half board rather than as a house where you cook.

Where a listing mentions no meal service, ask rather than assume either way. A self-catered house gives you the kitchen and the timetable, which suits groups who like to shop locally and eat when they choose, and some owners offer a middle route, such as the optional chef at Kellnergut chalet Frieda. The guide to catered and self-catered chalets compares the two set-ups in detail.

Wellness

Ski chalets in Austria with a private sauna, hot tub or pool

Six houses have a private sauna confirmed by two sources. Four of them are the catered houses in St Anton and Serfaus-Fiss-Ladis described above. The other two are Chalet Edelweissalm in Königsleiten, where a hot tub and a fireplace are confirmed as well, and EMMA's Chalet in Mayrhofen, which pairs its sauna with a fireplace and lists the Penkenbahn only 60 metres from the house.

Many more owners list private wellness, which we show as listed rather than confirmed. The owner of Chalet Mimi lists a 14 metre indoor pool and an outdoor Jacuzzi, and Le Chalet lists a private indoor pool and sauna. In Leogang, GipfelKreuzLiebe Senhoog Luxury Holiday Homes lists a heated infinity pool for up to six, and Infinity Sky Lodge in Rohrberg a heated infinity pool and a Swiss pine sauna.

Shared wellness is a different thing, and listings do not always make that clear. Alpenparks Rehrenberg near Saalbach has a pool, a hot tub and a shared sauna confirmed, and Alpen Chalet Dorfwies in Kirchberg lists a shared Finnish sauna with jacuzzis on three terraces. Ask for the opening hours and whether other guests use it. Our list of Austrian chalets with private wellness keeps private and shared apart.

Destinations

Where to find ski chalets in Austria: the main resorts

St Anton has five houses in this selection and sits in Ski Arlberg, which links St Anton, St Christoph and Stuben with Lech, Oberlech and Zürs and with Warth-Schröcken: about 300 km of pistes on 85 lifts. That network explains why Stuben and Warth appear here as well, with House Hannes Schneider Stuben and Jup. The page on chalets in St Anton has the village details and the transfer times.

Sölden has eight houses, more than any other single village here, and its ski area climbs from 1,350 m to 3,340 m on 31 lifts, which matters for an early or late season week. Ischgl's Silvretta Arena has 239 km of pistes and tops out at 2,872 m, and Serfaus-Fiss-Ladis lists 214 km including ski routes on 38 lifts. The Sölden chalets page groups the Ötztal houses by size.

The Zillertal matches Sölden once you add up Fügen, Kaltenbach, Aschau and Mayrhofen. Mayrhofen's MOUNTOPOLIS area has 142 km and 61 lifts, and the Zillertal Arena has 150 km and 52 lifts. Further east, KitzSki around Kitzbühel and Kirchberg runs 58 lifts between about 800 and 2,000 m, and the SkiWelt Wilder Kaiser-Brixental has 275 km on 81 lifts. See the Zillertal chalets for the valley in full.

On the Salzburg side, the houses gather in Königsleiten, the Saalbach valley and Mühlbach am Hochkönig. Saalbach-Hinterglemm skis the 270 km Skicircus, and Königsleiten is the Salzburg village of the Zillertal Arena. The overview of chalets in Salzburgerland compares those areas, and the chalets by destination index lists every village page on the site.

Families and dogs

Ski chalets in Austria for families with children or a dog

Families should read the equipment lists as closely as the bedroom count. In Leogang, BergWärtsGeist Senhoog Luxury Holiday Homes can provide a cot, a high chair, a monitor and a bottle warmer if you ask, according to its owner. At Kellnergut chalet Frieda a gallery room gives children their own space, and DasKöniglich Luxury Alpine Chalet in Mühlbach is listed for twelve adults and two infants. At HochLeger the attic sleepers are reached by ladder, better for older children.

Dogs are confirmed by two sources at three houses: Almchalet Dorfblick in Mühlbach am Hochkönig, Alpenparks Rehrenberg near Saalbach and EMMA's Chalet in Mayrhofen. Owners list pets at Almlodge Westendorf and at Chalet Residenz Zillertal Mühlermoos, which has an enclosed garden. Some owners exclude dogs, among them those of Brugger ChaletDorf for its Chalet Deluxe and of Maier Alm, so the dog-friendly chalets in Austria page is the quicker place to start.

For a first family ski week, choose the resort before the house. A village where the ski school, the nursery slope and a bus stop are all within walking distance takes more pressure off than any facility list. The guide to which Austrian ski resorts suit which skiers sets the areas side by side, and in the SkiWelt, for example, 115 km of the 275 km are blue.

Before you book

What to check before booking a ski chalet in Austria

Confirm the exact unit. Many listings cover several categories that share a name: at Luf Lodges in Ischgl only the Rooftop lodges have the private sauna, at Gradonna Mountain Resort Chalets & Hotel the spa details apply to the Deluxe chalet, and Stadl Lofts Plattenalm in Krimml has four lofts of which one has been described closely. Name the unit in your enquiry and ask for its own floor plan.

Read the house rules early, because some decide if your group can stay at all. Naturlodge Tirol in Fügen bans parties, Mountain Chalet Kirchberg excludes groups of young people up to and including 22, and Serviced Luxury Chalet Evi, Ski-in Ski-out in Kaprun rules out cooking for yourselves or bringing your own drinks. Almlodge Westendorf has a minimum stay of a full week in high season, and Chalet Mountain Lodge in Sölden still needs its room plan confirmed.

Finally, check which facts are confirmed. A detail counts as confirmed for us only when two independent sources agree; a detail from a single source appears as listed by the owner, and a conflict is left out altogether. The page on our method for checking each stay explains the rule, and all stays lists every chalet, apartment and hotel on the site if you want to widen the search.

Practical answers

Questions about ski chalets in austria

Choosing a ski chalet

What is a ski chalet in Austria?

On this site it means either a whole chalet, let to one group as a single building with its own kitchen and living room, or a chalet apartment, one unit inside a larger chalet building. Hotel rooms and apartment hotels are listed separately. Of the 71 ski chalets compared here, 62 are whole chalets and nine are chalet apartments.

What should I check before booking a ski chalet in Austria?

Check four things on the provider's page: how many guests the unit sleeps, how many bedrooms and bathrooms it has, how you reach the lift each morning, and what is included. Then confirm the exact unit, because many listings cover several categories, and read the house rules, which can exclude parties, pets or certain groups.

Can you rent a self-catered ski chalet in Austria?

Yes, and houses where you cook for yourselves make up much of this selection. Only five of the 71 ski chalets here have a meal service confirmed by two sources. Some self-catered houses add optional help, such as a chef on request or breakfast delivered, so ask the owner what can be arranged for your dates.

Where are the luxury ski chalets in Austria?

Oberlech, near Lech, has two staffed houses here: Chalet Mimi, where the owner lists a chef, a butler, a chauffeur and a 14 metre indoor pool, and Le Chalet, listed with an indoor pool and a chef. St Anton has large catered houses, the owner of the two Senhoog chalets in Leogang lists infinity pools, and Kaprun has a serviced chalet with eight en-suite bedrooms.

Is a lift pass included with a ski chalet in Austria?

None of the 71 ski chalets on this page has a lift pass confirmed as included. Passes are sold by the lift companies for each ski area, so allow time to buy them on arrival or online in advance. If a listing says a pass is part of the stay, ask the owner which area and how many days it covers.

Where and when

Which ski chalets in Austria are closest to the lift?

EMMA's Chalet in Mayrhofen lists the Penkenbahn 60 metres away, and in Königsleiten Chalet Pinzgauer Almhütte and Chalet Dorferhaus list the piste and lift at 50 metres. Chalet Bachgut Berg in Saalbach-Hinterglemm lists the piste at 50 metres. At Chalet Marmotta Neve in St Anton, two sources confirm the house is on the piste.

Which ski chalets are there in St Anton?

Five on this page: Chalet Alber for 32 to 39 guests, Chalet Levett for 22 to 24, Chalet Christiane for sixteen, Chalet Alpinum for ten to fifteen and Chalet Marmotta Neve, whose owner lists residences for eight to twelve. The first four have meals included, confirmed by two sources, and Marmotta Neve is confirmed as on the piste.

When does the ski season run for a ski chalet holiday in Austria?

In the areas covered here, planned seasons for 2026/27 start between early November and early December and end in April. KitzSki opens earliest, in early November, the Skicircus in late November and the SkiWelt, Zillertal Arena and Mayrhofen in early December. Most areas close in early or mid April, so a late Easter week is worth checking lift by lift.

Are ski chalets in Austria good for beginners?

They can be, if the location fits. A beginner group benefits most from a chalet near the nursery slope, the ski school meeting point and a bus stop, more than from a big lift network. Gentle areas with a high share of blue runs, such as the SkiWelt with 115 km of blue among its 275 km, keep the first week relaxed.

Facilities

Do ski chalets in Austria have a private sauna?

Many do. Six houses on this page have a private sauna confirmed by two sources: Chalet Alpinum, Chalet Christiane, Chalet Levett, Chalet Kelle, Chalet Edelweissalm and EMMA's Chalet. Many more are listed by their owners with a sauna, a hot tub or an infinity pool. Check whether the wellness belongs to your group or is shared.

Can you take a dog to a ski chalet in Austria?

At some, yes. Two sources confirm that pets are allowed at Almchalet Dorfblick in Mühlbach am Hochkönig, Alpenparks Rehrenberg near Saalbach and EMMA's Chalet in Mayrhofen, and owners list pets at Almlodge Westendorf and Chalet Residenz Zillertal Mühlermoos. Other owners exclude dogs, so confirm the terms in writing before you book.

Are there ski chalets in Austria for 20 or more people?

Yes. Chalet Alber in St Anton takes 32 to 39, Chalet Tiroler Hof in Serfaus-Fiss-Ladis is listed for up to 38, Chalet Kelle takes 26 to 35 and Landhaus Felix in Saalbach is listed for up to 26. Chalet Alte Mühle, Chalet Levett, Chalet Evi in Kaprun, Chalet Jasmin and Chalet Rocking Home also reach 20 or more.
